A difficult beginning, accepted
Ratnayake-led management assumed control of the partially completed Trillium Residencies development in Colombo 8 and the commitments attached to it.

Our story
The modern Trillium story did not begin with a blank site. It began with a difficult project, obligations to honour and homes that still needed to be delivered.

The defining chapter
In 2011, new leadership took responsibility for the partially completed Trillium Residencies development. The team completed the final Sunset Wing, sold inherited inventory in the completed wings, fulfilled purchaser commitments and settled the project’s obligations. That record of delivery became the foundation for everything that followed.
Business growth
2011
Ratnayake-led management assumed control of the partially completed Trillium Residencies development in Colombo 8 and the commitments attached to it.
2012
The final Sunset Wing was completed with Sanken, homes were delivered, remaining inventory was sold and inherited project obligations were settled.
2014
Trillium Property Management & Services was established to carry the Trillium name into new residential developments and operating assets.
2014 to 16
Trillium Residences Colombo 7 and Melder Villas extended the portfolio beyond the original landmark development.
2017
Trillium Tower Colombo 5 opened, establishing the group’s first retained modern office asset and a recurring rental-income base.
2018
Trillium Boutique City Hotel opened in Colombo 7, moving the group from property development into direct hotel operations.
2021
Work commenced on Havelock Residences in Colombo 5, a focused residential development of 40 urban homes.
2024
Construction began on Trillium Duplex Residences Colombo 5, a 60-home all-duplex development built around a distinct way of city living.
2025
Havelock Residences was handed over and Trillium Express Ward Place opened as the group’s second owned and operated city hotel.
2026
Development commenced on Trillium Tower Golf View in Colombo 8, expanding the group’s commercial real estate pipeline.
Today
Residential profits, retained commercial assets and hospitality operations now work together,creating a platform for the next generation of Trillium developments.
